NJ Flip Needs Pool repair and bathroom - deal or dud?

Blue collar neighborhood House: REO listed $79900. 3/1 1250sf. Planning to bid $60-65k cash no contingencies. Will have a few days to confirm contract. On market 30+ days at 80k price. Recent Reo sales 80-88. Recent retail 170-190 ARV $160-190,000 comps that are 3/1.5+ Rehab: 30000 before ?? Pool and ?? adding full-half bath Prop taxes high so holding is about $1000/mo before interest. I have cash but always seek a 10-12% return on my cash. What should I think about with POOLS? My flipper friend says he always removes them. The concrete around this one is thick and in good shape. Not clear if pool is concrete, fiberglass, or liner. Pool guy who saw it ball parked $5000 for new liner, cover, pump equipment. There's a normal garage most of the nearby houses have converted into a full bath and living room. I don't plan on doing this conversion but think I need to add a half or full bath. Rehab to do: Replace 600 sf tile floor Repair pool (or just cover) Full kitchen Bathroom vanity, toilet New carpet 609 sf Add half or full bath Full repaint Fix 3 sections of fence Deal or no deal?
