Refinance Strategy advice

Bp community! Im looking for some insight as i have heard difference answers from different sources. I am currently In the refinance stage of a "brrrrr" project. Do/will appraisers use pending comps? Or strictly sold comps? Im curious bc there is a strong comp scheduled to close in November I am willing to wait if i have to but if i can use the comp even at pending then i wont wait. Advice? Thank you
