Operating Expense Ratio

Hi to all Bigger Pockets peeps.

I am interested in getting a multifamily unit and in the process of analyzing deals. My question is ... during the initial analysis is the percentage of small multifamily (1-9 units) operating expenses lower than the percentage of  large multifamily (10+ units)? If so what is the difference in percentage?

I have been sticking to 50% rule for initial analysis and wasn't sure if that was applicable to all size multifamily units.
