I have an idea, I was wondering could I wholesale to my landlord. I know two great properties that will be great buy and hold. My landlord has a lot of rental properties, so two more could be a win for him. I could also get a contractor friend of mines to do the fixing up. What do you guys think?

For sure. I had a tenant turn me into a 12 unit. I gave him a 3% "finders fee" (I didn't want to do the wholesale game where he put it under contract than "sold" it to me. I told him to let me work the deal and I'd pay him 3%, which he was fine with.

He made about $12k
