Owner Financing for the First Time

My partner and I have been searching for our first deal and have finally found what we believe to be a good start.  It is a 6 house deal and the owner wants to sell all six properties together.  I have run the numbers through the site and the deal seems solid.  I am trying to determine though the best strategy to present to the real estate agent who is speaking on behalf of the client.  I have been listening and reading a lot, but all people go into it differently. Having trouble determining what my best first approach would be in terms of making an offer on what if in a perfect scenario I would want.  Looking forward to any advise  that can be given in terms of Owner Financing.
