Commercial warehouse deal

I Ann looking at buying a commercial warehouse that is rented currently to a local mattress company until 2022. Here are the numbers.  Sale price $260,000.  Rent 38,000 annual with 5% increases. I would be paying all the taxes, insurance, and matience. Yearly number taxes $5,400, insurance $1,310 yearly. The building is 13,000 square feet all open but its older and wood inside. I would love to hear some thoughts on the numbers on this property. The exterior looks good and I would have 30 days to do a inspection
