Townhome Development in Florida

Hi BP.  I am about to begin a small townhome development in Panama City Beach Florida.   I am buying land and constructing the homes.  All zoning etc. researched.  

I was hoping to get suggestions on how to structure land purchase with a minimum down, owner finance not an option.  How I might find investors or partners.  I am planning on managing the whole project and will be on site.  

Also I have interviewed one GC but was hoping any attorneys, developers, and GC's might chime in with helpful suggestions on how to proceed.

I have worked directly under a major developer before but now it's my baby and I don't want to make any more mistakes than I have to.  

Any and all comments appreciated.
