Modeling Home buying decision

Hey guys, I've been going over the decision to buy property for a week now and using my friend's closing disclosure as a sample to analysis the home buying decision.  I've done a bit of work on the attached spreadsheet and I'm looking for someone more experienced than me to maybe look it over and tell me if  I missed anything or made some wild assumptions or the model is just plain wrong.  I live in Austin, Texas too btw.  The home is a 4 bedroom in the 78749 area code.  I also haven't figured out the cost savings on not renting as well because I couldn't find a metric to calculate the growth rate of rental prices in the area, however for the same bedroom, sqft, and area the median rental price is around $2,200 - $2,500
