An old YouTube video by Brandon
I came across an old (2015) video that Brandon posted "How I Quickly Analyze a Rental Property for Cash Flow | BiggerPockets"
where he went through an evaluation of a real property up for sale. Link below:

In the video he went through several variations of the numbers to see if the property would work for his strategy and in the end he basically said he would have to offer so little to make it work for him that it probably wouldn't fit his strategy at the time.
However, in the description of the listing it said "Includes 2 lots. Second lot is large yard. RV parking w/sewer hookup and additional off street parking". He didn't discuss this possible value add at all in the video and I'm just curious what if any this would actually add to the property and how the numbers might have looked if this was taken into consideration.
I'm curious as to what the BP community (and possibly Brandon) thought about this.
Was Brandon just trying to stick to the basics for demonstration purposes and we should ignore the value add?
Is a second empty lot not really a value add when evaluating a rental property?
If it is a value add, how would you guys incorporate it into your property calculator (BP or otherwise)?
