Help on my first 1.2m worth 128sqm lot deal

Hello,

I need help on my very first deal to make.

Goal:

1. I don't have the cash, so I am inviting investors to fund my project.

2. To collect 2m php from investors to purchase the 128sqm lot and erect 10 door studio type rooms.

3. Prepare necessary legals for the investors including the sharing and other conditions to a win-win deal.

Help Needed:

1. What do I need to do to close a deal to investors.

2. Is my 10 door plan enough to pay all my investors? I have surveyed nearby flats and most of them ranges from a rent of 4k to 7k per studio type room. (thoughts?)

3. How do I figure the numbers for the investors and still get some revenue from the building?

although I have read related topics regarding my problem but, I want this very first deal to be a successful one. of course with the help of professionals here.
