How to find area pricing?

Hi there, I'm 22 and i'm new to real estate investing and hope to purchase some rental property sometime next year. I know I have a long way to go before I should be even considering buying property since I'm pretty new with this so bear with me. My question is how do you find out what the average prices of homes are in your area? Do you just go around asking home owners in the area how much they paid? Is there a site/app that gives you the pricing of all the homes in that area? I know this is probably a very common question so I apologize in advanced. Also, how do you personally analyze a property to see its potential? Thank you, Eric
