Estimating CapEx! Is there a general rule to follow?

Hello BP! How does everyone estimate capital expenditure costs? I know it's the big ticket items but is there a general rule you guys follow to estimate it when a lot of information isn't available online (besides actually visiting the property with a contractor)? Any advice would be appreciated! Victor
