Joint Tenant Liability Insurance for a Rehab

Hello BP, 

I am in the process of buying a house for cash with a partner of mine, and we will be in the process of rehabbing it over the next several months with the end goal of renting it out. It is pretty much a complete gut job on the inside. 

I was hoping to get some advice on the best way to set up liability insurance while work is being done on the house. Setting up an LLC seems to be an expensive route. Does anyone have experience or suggestions here? Any help is much appreciated. Thank you!
