Is Deeded Interest/Equity Split Appropriate For tHis Duplex Deal?

I own an 8/2 duplex in E. Cleveland outright needing a full rehab; roughly $42K. I planned on rehabbing but lost my materials money to my previous contractor and will not put more into it- however- I'm willing to give majority of deeded interest to partner OR sign over the deed in exchange for me receiving first 6 month's rent. :roll: It's near Case Western University & the VA- a great area for SRO's!
