How low is unrealistic

Hey everyone, so I have been watching this duplex in my area for a few months now. It listed at 90k in the beginning and has been lowered to 85k. This property has now been on the market for almost a year and I want to offer 65k but I feel like my agent will not want to and it may offensive to the seller. The owner has fully paid the property off and is in her 90's so I was hoping that would be a good thing for me. Am I going to low on the price??

I've heard the saying that if you aren't a little embarrassed at your offer, then you offered too much. Going along those lines, I personally feel that anything remotely in the ballpark for a property on the market for a year is fair game. 65k is a starting point and if the seller is serious about getting rid of the property, they may at least come back with a counteroffer. Your agent works for you. If they won't submit the offer, find a new agent.
