the basic of finding rental properties and how much to rent them

Hi Everybody

I am looking to make my first deal this year and was wanting y'alls suggestion on what to look and what is the best way to finance the deal, if it is owner financing or getting a loan from a bank. Would it be better to get a property management group to help me with the home or do the maintenance on it myself? Where should I  go look at to see how much I  should rent it for or should I just get a couple of comparable and make my rent competitive with them in that area?
