Multi Family Deal Advice

Hi everyone

I am looking to get into the real estate business in DFW by hacking my first property using an FHA loan (most likely 3.5% down payment and ~3.8% interest rate). I ran across a property but want to get everyone's opinion since i'm fairly new at doing the calculations. Please take a look and let me know whether it is worth my time or not (considering I will be living in one side and renting out the other and managing myself)

Listing Price: 250K

Property: Full duplex with 2br/2bath on each side renting for about $1150 and $1050. Really good shape with none-minor repairs needed. Good fairly neighborhood with few multi-family properties (28%)

Annual Taxes: 3K

Insurance: ~100/month

HOA fee: 600/year

Any insight or advice would be greatly appreciated.
