Jacksonville Market - Opinion/Advice needed

Hi Guys,

I've been investigating specific areas in Jacksonville recently and would like to have some opinions from experienced investors in the area-

I am looking  for Fix-flip / Rent when the numbers are right obviously,

What i did notice that many neighborhood in Jacksonville are filled with dense "pockets"that can drastically vary in "Quality" from block to block,

This obviously makes it easy to get it wrong for a non local,

I am looking into 33254, near by James Weldon school As a rental Market - some affordable houses there with a decent return - Would like to know if you could point out where should i focus on within this zipcode and your opinion on the area

Additionally, What is your opinion on Cedar Hills (32210) - Looking into rehab/flip in the area - The same question above applies -

I know that this may be a bit complicated to simply write through, but any efforts from your side will help

All the best,

Yonatan.
