I came across a lady yesterday that is going to sell her house, it's a nice place, 73064 area, 3bd 1.5ba, shes already painted it new carpet installed, theres some minor work that needs to be done in the garage, but she is already fixxing it up, overall nice place. I asked her how much she wanted, she doesnt know and said to make her an offer, and of course, I guess im just nervous about offering too much or too little, finding a buyer etc. advice? I've checked other recent sales, for similar properties, around 77,81,83 i was just gonna average them together maybe but what are some good ways to get ahold of people who invest in rentals or is the margin just too close to mess with it?
