Just Starting - Looking for thoughts on opportunities
First post!! Excited to be apart of this community. I have saved up $70k and I am looking to do my first rental property deal. I live Clearwater, FL so some of the deals that I have read about on here seem like wishful thinking in my community.
I would love to hear your thoughts on what is a "good deal"? I know it is different for everyone, but I would love to learn some of your principals such as I won't do anything less 10% cash on cash return or I need to NOI $300/month to make it worth my time. Any thoughts and feedback would be great. Below is a screenshot of a deal i'm looking at. Would love your feedback.

There are still some deals in the Tampabay area. They are a little harder to find though, at least the ones that make sense. Make sure you research the neighborhood.
