My mother wants me to buy her house. Good idea?

Ok REI pros, I am new to real estate investing. I started this past November. So, here's the deal. My mother would like me to purchase her home. Then I can use it as a rental property. What's the best way to go about doing this? I would like to use Seller Financing, since she owns it 100%. However, I don't know if she will go for it. I can't use any of BiggerPocket's rental calculator since there's not one available for a Seller Financing deal. Although, I think this would be a good deal. Any advice?
