ARV help in Kankakee, IL

Hey I'm reaching out to my Kankakee, IL area REI's on this. I'm working on a wholesale deal of a 3/1 1200sq ft, Frame and vinyl siding home near route 50 and evergreen. I'm having a difficult time pin pointing and accurate ARV for that area and specs on a SFR. So far I've come up with 145k but the comps in the area are limited and hard to gauge. Any help with this will be greatly appreciated!
