Depreciation Expense sends my EBIT line negative on pro forma

Hey All,

I'm new to the investing world so my question stems from the effect of depreciation expense on my EBIT line for potential properties. More often then not, building in a depreciation expense sends my EBIT negative and thus means my taxable income is negative. Is this normal for rental properties? 

I'm using 27.5 years as the 'useful life' of the property. Any insight would be great.
