Having trouble with the wholesale calc

So I do have a question..I have an off market property that I am looking at getting under contract. 3/2 Asking 115k all cash only. ARV:160k(Ran comps) Repairs 10k, 700 month rent with tenants on month to month lease. Could easily be 8-900. Taxes 1600 closing costs 2300 Insurance 75/month...so im using the biggerpockets wholesaling calculator trying to make a wholesale profit of 5k...i put all my info in and its throwing out all sorts of weird numbers like can only ask 32k. From the numbers it looks like a good deal..idk what I'm doing wrong?!?!?
