Trying to analyze a few properties and need your help!

I've done a few analysis and am trying to figure out if these are just plain bad deals or I'm imputing something wrong. I'm looking to purchase a SFH which will be occupied by my parents. They will pay mortgage and expenses that come with it. I won't be making money but I'm planning on leveraging that real estate for my future investment. Although I understand the analysis may not apply to this instance, I want to analyze as if I am renting this property to ensure I'm getting a good deal. Looking for recommendations, inputs, your thoughts. Thank you.
