Always second guessing myself!!!

Why do I always start second guessing myself when it comes time to pull the trigger?!?

I've been looking for awhile now and the couple deals i found i always talked myself out of it. I found this one and i actually pulled the trigger and made an offer, but I still get the second guessing feelings. Haha. See the link below for the deal analysis and let me know what you think. It is a 9- unit townhome deal. Thanks in advance.

@Justin Guidry,

Several things caught my attention:

  • no immediate repairs - are these brand new units? If not, you need to budget $3-5K/unit. You will get more precise estimate after physical due diligence
  • 4% interest rate - have you been quoted this rate? 9 units would require commercial financing and current rates are close to 5%. Same goes for fully amortized 30 years loan. 
  • what do you get from HOA? do they cover any exterior repairs, etc.?

Generally speaking, buying condos is bad deal unless you can buy majority of them and then control the HOA. Otherwise you're at their mercy.
