Split Building Multifamily vs Apartment Style Analysis
I have come across a property that is a 4 unit multifamily in the form of 3 separate houses (2 SFR style and a duplex). I am curious if I should analyze this property as a normal multifamily, in the sense that I should consider a split multifamily with 3 separate houses to be the same as one building with 4 units inside. The numbers as far as rents go for the split multifamily looks great, but I also recognize that there is much more paint, more roofs, etc. that the split building has.
Thoughts on how I should adjust the numbers that I crunch regarding capex (first that comes to mind) and other?
Note: I am in the process of finding my first deal for a house hack.
