What are scenarios for this suburban home?

I have a lady who wants to sell her house for a mortgage balance of 205. Monthly payments 1550. She has a renter at the property for 1650 a month and will be leaving in August. She needs to sell but doesn't tell me why. House needs lots of paint but other than that in a good shape. Comparable property sold for 230. She said she doesn't want for us to take over her payments and purchase at a later date. She said she wants to list it with a realtor if I don't buy. What are possible scenarios for this property?
