need help how to use equity

Hello,

 So my wife and I purchased a duplex near the Brickell area in Miami. It was a family deal. I currently have tenants in one unit, its a two unit 3/2. I have about 300k in equity.

1.  I want to know what can I do with that equity ? we want to buy our single family house next
