Question About Structuring a Two Buyer Deal on 3 Flat in Chicago

Hi Everyone,

Thanks in advance for any advice you can offer. 

I'm new to investing and would like to start my buy and hold business by partnering with a more experienced investor in Chicago. As an example, let's say I find a 3 flat for 400k. I can put up a max of 300k. My question is, how might I structure a deal like this when approaching a potential partner? I would be looking for the partner to invest 100k as well as his/her guidance during the process of stabilizing the property.
