Owner Occupant Areas

Hey Bigger Pockets community! This is my first post, so I'm pretty pumped about it. I had a question with regards to finding the right property. I've always heard that you want to buy a rental in a neighborhood where most of the other residents are owner occupants. My question is how do you find those areas, specifically neighborhoods, especially without MLS access. I'm sure it's possible to pull that type of information for a whole city or town, but as we know that all real estate is local and varies from neighborhood to neighborhood it seems like it would be nice to know that on a more granular level. Much thanks!

Eric
