Tri-Cities WA Current Deals

Hi southeast WA BP folks,

I'm looking to do buy and hold in the Tri-Cities area (Richland Kennewick Pasco Prosser) and have purchased one 6-plex with new roof and electrical in Benton City for greater than the 1% rule (1.25 or so). What are you all seeing in the market lately? Are you able to get much over 1% or close to a 10% CAP rate? I'm trying to figure out what to shoot for.

Also, I'm in town quarterly or if anyone wants to grab coffee. I usually do cash deals generally for 4 to 20 unit multiplexes as SFR just hasn't shown the equivalent cash flow. Interested in wholesale opportunities although I'm probably paused for a few months as my wife says I've been buying too many properties. :)
