Is This a Good Analysis? Advice Appreciated.
Hello there. I'm a newbie investor, hoping the great community here can provide a bit of feedback on my analysis of a two flat in Chicago 60659 (see image). The units are already rented. I plan to leverage a heloc on the property and am aware that I have not included that in my expenses.
I've been analyzing properties for a while and can't seem to get to a positive cash flow without reducing purchase price. I'm wondering if I'm making a mistake in my analysis.
Any input would be appreciated. Thanks so much in advance!
