Investing in rural area with 3000 town population

Hello BP community! This is my first post in the forums and I apologize if this has been discussed and I missed it. My wife and I are about to begin our journey in real estate investing. The are we live in is a small town with a population of 3000. I hear success stories of people with properties in the city but I am wandering if the same goals can be reached in a low population area. Anybody that has found success with these type areas I would love to hear from. I would also love to hear any experiences or advice anyone would have to offer. Thanks in advance!!
