1st Property Bought in NW Indiana!
Hey all,
After much research and networking, finally bought my first investment property in NW Indiana. A small SFR to get my feet wet. I appreciate all the advise and forum discussion on here throughout the process. The basic numbers are all in at around 51k and ARV is hopefully going to appraise at around 70-75. Going to rent it out for around 1k a month. Found the deal on MLS surprisingly in this hot market. Going to use the "delay financing" exemption within the next month to get my cash refinance so I don't need to wait for the 6 month seasoning period, because I paid cash for the initial purchase. After I pull my cash out that I invested, Ill be looking for my next deal quicky, if anyone is active in NW Indiana or nearby Illinois Chicagoland area, let me know if there's any property deals that are coming up! Thanks all. Decided to share that I jumped into the game and ready for more.

congrats on pulling the trigger on something. That's better than the majority of people can say. I talk with so many "investors" who will never buy something for a number of reasons. First is the hardest- make mistakes, learn from them, and get better with each property.
