Rule of thumb for analyzing leads quickly

Hi everyone. I'd like to know what math formulas you use to quickly assess whether a lead is worth more investigation and analysis? I've heard about using the 50% rule for buy and holds and the 70% rule for flips but are there any others? Thanks for your help!
