Month to month tenants on Commercial property

Hi! I am analyzing a commercial property with 4 tenants. 3 out of the 4 are on a month to month lease. How should I handle this to ensure that they remain tenants after I buy the property? Can I make it part of the deal that requires the seller to enter into leases with them and then transfer it over to me?
