Higher rates are coming back to America.

How will higher interest rates affect the real estate market?

I'm under the assumption that higher interest rates means people will be less inclined to purchase houses, and more inclined to rent. Also, the trend, if I'm not mistaken is that millennials are more inclined to rent post housing crisis. 

How will this affect investors of multifamily units, is it still a good investment? Does it affect it negatively if at all or is does it mean that its an even better time to invest? Would it now be smarter to put a larger down payment to incur better cashflow if you have the capital to do so?
