Need an honest opinion on a duplex deal Good,Bad, or just Ugly???

This deal is for a single brick duplex in need of a roof and rehab on one side. The property is:

    Public Details B, Duplex
    County Charleston
    Built 1945
    Pro's - Brick,
    Lot Size, Location
    Con's - Need's Roof
    One Side Needs Rehab
    Square Feet 750
    Lot Size 7,000 square feet

I want to know what the community thinks about this deal.  I compared rents on Craigslist in the area. Hard to find anything as small really. So I put it at $650 each side. I think I can get them to $84,999.00. What do you guys think?
