Cash flowing 4-plex lacking down payment

Hey Bigger Pockets, 

My husband and I have found a cash-flowing 4-plex in the city we want to invest in (out of state for us).  

We're lacking the capital for the down payment and would like to do creative financing on this deal.

@Lindsey Iskierka  the fly in the ointment is you put in a down payment on the report.  first you need to see if there is any cash flow with a 100% finance of any kind.  Remember you are talking about borrowing the whole amount  that will change all your numbers.  RR
