Multi family deal 30+ units
Hello, this deal came to me I'm not sure as to how I can wholesale it this will be my first multi family could you please help I don't want to lose this one .
I have 10 units for sale total, 2 4 plexes....each are 3 bed 1.75 1200 sqft, repairs kept up and kept track of, rent ranges from 850 to 1000 per month.
2 units, possible 4, 2bedroom 1 bath 960 sqft renting for 650, 675 monthly. c/c gross income is 13 %
All units have renters in leases only 2 are month to month and that is due to them having lived there for more then 8 years.
The asking price for each 4 plex is 265K which makes each unit roughly 65k a piece. At that price your c/c net income is appx 15.8. %
The post offers 1 of the duplexes and the 2 condos for 415k... . I also can sell them in another combination as well if necessary.
