Vegas Lot set for Take Off

I have an opportunity to purchase a lot (.25 acres) in a very prominent part of Las Vegas.  I have the lot identified and have met with the owner.  I have drawing and plans for a beautiful 6400sq ft home.

After purchase of the land and build the home, the cost will be about 1.7million all in.  

In the surrounding areas, there are plans to build multi million dollar homes in the next year or 2.  I would like to purchase the land and pay the builder to build the home and move in the home after that.  The issue is I am looking for an investor I can work with to finance this deal.  In 2 years from now the property will more than likely be work over 2.5million.  What would be the best way for me to finance this deal and move in the house once it is built.  Any suggestions would be helpful.
