Home owners are in a nursing home. How do I do this?

I've been talking to a lady for the last couple of months about her mother's home in Memphis, TN.  This past weekend we finally arranged a time and I was able to go take a look at the property.  It is truly a hot mess but could be a good deal for someone who has the resources to fix the place up.  The big catch is that her parents, the actual home owners, are in a nursing home and I was left with the impression that they aren't capable of conducting business on their own.  My contact has mentioned having power of attorney to get things done.

Has anyone ever dealt with a similar situation? What do I need to watch out for?  Is there anything I need to know before writing the contract?  I'll likely wholesale the deal, not actually close on my own, so I definitely want to make sure all of my ducks are in a row.

Ben,

I would suggest making sure daughter has power of attorney before moving forward. If she does this will work just like any other deal.
