Central California Multifamily Deal Analysis - house hacking

Hey everyone can someone take a look at these numbers and give me some feedback please.

Multifamily Duplex - 750/unit - 1500 month

Cost-159,000 FHA loan 3.75% down house hack

total cash to invest $7,000 (including closing cost)

Total P.I.T.I = $997.32/month

Cash flow = $502.68/month (before adjusting for repairs, cap ex, vacancy , etc)

This would be my first investment property that I acquire and I am fairly new but been listening to bigger pockets podcast for about 3 months every day on my way to work.  Would never of considered doing this if it wasn't for Bigger Pockets . Thanks everyone
