Buying my first property!

Hello all,

I'm currently 22 years old and looking to purchase my first investment property. I'm still a little scared to purchase my first rental for a few reasons. I have the money ready for a down payment and have a steady job bringing in money. However I've heard a lot of horror stories of people having bad tenants that seem to cost them a lot of money in repairs. Any tips you could offer me in finding a tenant? Do you look for a certain demographic like students, small family, young professionals, etc? I'm really excited to buy my first property and I'm willing to accept any advice as a beginner. Thank you!
