Help! 56,000 sqft warehouse conversion project

Hello!

I have a 56'000 sqft warehouse to be converted into apartments, storage units, and office space. The acquisition cost is $545,000, $9.75 per sqft.

What would you guys recommend for me to do since I have no money?
