Will Books Suffice?

Hi, Neighbors!

I'm a newbie real estate investor, house hacking a duplex. As I'm prepping for my next deal that's probably 6-8 months out, I'm trying to improve my education and network. I listen to the podcasts daily, and I plan on purchasing Landlord on Auto-Pilot, among a few others.

I think I have a pretty decent understanding of finding deals and deal analysis (other than rehab estimating), so I'm trying to hit my biggest deficits.

I'm contemplating The Book on Estimating Rehab Costs, but I'm curious as to how effective it will be for me, who wants to be a buy and hold investor. I know networking will probably be my biggest help here, but I want to be able to get an idea of things on my own.

Has anyone used this book on a deal?
