My first investment at 19
So I found a property for 1.2/1.3 million, it has a 4500 sq ft house on 180 acres. It also has a turnkey business on the property that makes about 550,000 a year consistently (don't have the cost of operations yet but I will soon) and I have a banker lined up that can get the money and the owner of the property is actually a good friend so owner financing may be an option too. But obviously the banker needs to see all the numbers and a plan. So I'm looking for a template or something that I can use to put all the numbers for the business on paper so I can present it. Does anyone know of something like that? And do you have any other advice for working a deal like this? Me and my dad (he is going to help run the business) have plenty of experience In this business that we are looking to buy. But like I said I'm new to real estate investing. I've been studying it a lot but I still have a lot to learn About how everything works. I'm also fixing to be a licensed real estate agent cause my family owns a brokerage, so all the studying I've done with that and being around it all the time helps too. Anyways, let me know any advice or thoughts you have on this deal. I'm really excited to get into investing early on!
