3 Apartments and Retail Space for A Single price

Sigh, I need help in analyzing a deal.  I've come across a property selling for 70K that has a 3-apartments atop of a retail space.  The apartments are 3b, 2b, and 1b according to the listing.  

I'm wondering how to 

1) house hacking (using the 1b for myself) and renting the retail and other two apartments

or 

2) renting all three as well as the retail space.  

Renovation of apartments (radiator/steam heating) in all three.  

Also, I operate an events business - hall rental/item storage too.

I started out looking for a live upstairs/work downstairs location but this is a dream.
