The one that got me hooked.

My wife and I had gone to one of those 3-day hotel banquet room 'boot camps' where they pound you with information for a total of nearly 30 hours, gradually taking away tables and seat, increasing the psychological pressure until you either leave or buy-in.  Having been through actual boot at Ft. Knox, KY and being a combat vet of Mosul, Iraq, it just motivated me to find a way to do it that wasn't going to cost me $20,000+.

We were driving for dollars on a back road when my wife practically jumped out of her seat saying, "Stop!  Stop!  That porch is falling in!  It's abandoned!"  (Our target for the day.)  Within 3 days we had the property under contract and I'm thinking, "I'm going to really have to find a way to polish this turd to sell it."

Turns out, while buyers want the pretty ones, investors want the turds!

I put it on Facebook with a price that I knew I'd never get but left me with plenty of negotiation room.  Two days later and after several missed-starts, I got an offer from an investor that it took all of my negotiation skill to do 'the professional wince' instead of whipping out the pen and shoving the contract in his face.

Two weeks later, we had $14,800.00 deposited into our checking account.  Total time invested on this deal (including 2 hours of driving scenic hill country back roads): less than 6 hours.

Yeah, I like that sort of return.
